Financial Details

Tacoma/Pierce County Habitat requires homebuyers to secure mortgage financing with a minimum loan amount of $175,000 from an approved lender. Any portion of the projected purchase price not covered by the mortgage and cash down payment, will be subsidized with down payment assistance program(s).

Your monthly payment will be based on your income and household size. Homebuyers must show that they can afford this payment without being cost-burdened (defined as spending more than 35% for your gross income for housing).

This home has a restricted resale provision which provides permanent affordability for this property. As such, the homeowner buys only the house—not the land—making the purchase price more affordable. The land is leased by the homeowners, from Habitat, in a long-term, renewable and inheritable lease (often a 99-year term). In doing so, the homeowners agree to sell the home at a restricted price to an income-qualified buyer, ensuring its ongoing affordability.

The Neighborhood

The Fern Hill property is the last remnant of a pre-statehood homestead and was donated to Tacoma/Pierce County Habitat for Humanity by Chase Bank. Tacoma Habitat is building four houses at Fern Hill, which will be a combination of one- and two-story homes, each with two to five bedrooms.
